Copia Residential Project in Gurgaon, Dwarka Expressway

1.    What’s the location and spread of Copia?
Ans. Copia is located in Sec.- 112, Gurgaon, along Dwarka Expressway, which is also called as
        Northern Peripheral Expressway (NPE). The total spread or project area is of 10.25 acres 
        (41,480.45 Sq.mtrs.).

2.    What are other specifications of the project?
Ans. There will a total of approximately 500 apartments with a mixed inventory of 2,3 and 4 BHK
        apartments with sizes of respectively, 1295 Sq.ft, 1835 Sq.ft. and 2392 Sq.ft.

3.    How can one book a unit in the project?
Ans. The procedure is very simple for booking a flat in Copia like all other projects of Earth.
        One can simply pay 10% of the total basic cost of the property along with minimal
        documentation, like filling up the application form (along with documents like, photographs,
        proof of identity, current residence, Xerox copy of PAN Card, etc.)

4.    Can one avail of a Home loan facility in Copia?
Ans. Yes, there is a provision of Home loan, too in Copia. LIC Housing Finance Ltd. is providing loans on
        both Down Payment (DP) and Construction Linked Payment Plan (CLP) on ‘floating’ Rate of
        Interest.

5.     What is Floating Rate of Interest?
Ans. Floating Interest Rate for Home loans is one where the ‘payable’ interest rate is linked directly to
        the market rate e.g. bank lending rate and hence, the payable interest rate by the customer will
        rise and fall as per bank lending rates. (Whereas, Fixed Interest Rate is one, where the interest
        rate charged by Home Finance Companies  on a loan amount is constant or same over the tenure
        of the loan).



6.     Will the investor get loan for the entire amount or does he/she need to pay any cash upfront?
Ans.  Banks or Home Finance Companies (HFCs) never finance the total cost of property. The investor  
         generally, needs to pay at least, 20 – 25% of the total basic cost of the property. The eligibility to
         get a higher loan amount financed is also based on investor’s work profile, credibility &  
         guidelines laid down by the Reserve Bank of India (RBI).

7.      What documents are required for a ‘salaried’ person to make the booking?
Ans.   Following are the basic documentation formalities required for a salaried person in order to book
          a flat in Copia:
·         Bank application Form: Duly filled up with form with 2 photographs (each, of both    
                                     Applicant & Co-applicant)
·         ID Proof:             Pan Card, Driving License, Passport’s Xerox copy  
·         Income Proof:     Last 3 yrs. ITR  & Form 16, 3 months’ salary slip
·         Residence Proof: Voter ID card, latest Gas or Electricity or Landline or Postpaid Mobile                    
                           connection bill,  Last 6 month Bank Statement (Original) – If internet        
                           generated then concerned Bank’s stamp required on the same. 
·         Other Docs:         Appointment Letter/increment Letter/CTC, Processing Fee Cheque in  
                           favour of  concerned  bank, Existing Loan Details (if any) (Payment   
                           Schedule/Sanction Letter), Demand letter from Builder and Payment   
                           receipts made to builder.      
          (All documents must be self-attested by the Applicant and Co-applicant).

8.      What all ‘documents’ are required in case of booking for a Company/Firm?
Ans.   For a Company/Firm, following documents are required:
·         Specimen Signatures duly verified by banker(s)
·         Copy of Memorandum and Article of Associations (In case of a Company)
·         Copy of Partnership Deed (In case of a Firm)
·          Resolution in favour of Authorized Signatory

9.      Can I transfer my unit?
Ans.   Yes, transfer of the unit is allowed. However, first transfer of the apartment shall be allowed by      
          the developer only, after receipt of the Booking Amount and the first installment.

10.    What all charges will constitute the total cost of the apartment?
Ans. Besides the Basic Sale Price (BSP), following charges will also be a part of the total sales
        Consideration:
                      a. Mandatory Charges
·         Covered Car Parking
·         Club Membership
                      b. Optional Charges:
·         Preferential Location Charges (PLC) for ‘floor’ or ‘view’ or both (optional charges, and hence depends purely upon client’s preference or options he/she may go in for)
                      c. Additional Charges: 
·         External Development Charges (EDC)
·         Internal Development Charges (IDC)
·         External Electrification Charges (EEC)
·         Fire Fighting Charges (FFC)
·         Interest Bearing Maintenance Security (IBMS)
·         Stamp Duty & Registration Charges
·         Service Tax, (and any other Tax, if applicable)

11.    What is IBMS? How does it work?
Ans.  Interest Bearing Maintenance Security (IBMS), like IFMS is also a charge or contribution towards    
         Co-operative Group Housing Society’s (CGHS) common fund which is being used for major repairs
         or replacement or purchase of new equipments for the residents of the society by a duly
         appointed Maintenance Agency by the developer.
         The only difference though, is that the investor stands to earn yearly interest on the aforesaid
         amount.
        
12.    How much interest is payable on IBMS?
Ans.  The yearly simple interest payable on IBMS shall be determined by the developer as per the
         applicable rates on Fixed Deposits (FDs) accepted by State Bank of India at the close of each    
         financial year on 31 March.

13.   Is the Basic Sale Price applicable for Super Area or Covered Area, only?
Ans. The Basic Sale Price and other charges shall be calculated on the basis of Super Area of the
        apartment.  

 14.  Can I cancel my booking?
Ans. Yes, the investor can also cancel his booking within 15 days of booking the apartment, after which
         his Earnest Money (15% of the total sale consideration) will be forfeited.
        
15.   Is 10% rebate applicable on total sale cost?
Ans. No, discount is applicable only on, Basic Sale Price (BSP) and does not include any optional,
         mandatory or additional charges including Service Tax and other Govt. levied charges or taxes.

16.    What is special about Copia’s location?
